Madeira Beach Sets Hearings for Redevelopment of Marina Property

A developer wants to build a hotel, condo complex, restaurant and marina on the site.

MADEIRA BEACH – Commissioners here are scheduled to give tentative approval Tuesday (Dec. 22) to a proposal to rezone 4.59 acres of land.

The rezoning would help clear the way for the land, currently used as boat storage and a marina, to become a mixed-use development with a hotel, condominiums, restaurant and marina. The property is at 555 and 565 Avenue (Tom Stuart Causeway) just south of the bridge. City planning staff is recommending approval of the proposal.

The issue is first scheduled to come up at 7 p.m. Monday (Dec. 21) before the local planning agency, a volunteer group that provides recommendations on zoning and other issues to the city commission. The commission is scheduled at 6 p.m. Tuesday (Dec. 22) to give the proposal tentative consideration. If the proposal, passes, the commission has scheduled final approval for 6 p.m. Jan. 12. All meetings will be in the Madeira Beach City Hall, 300 Municipal Drive. All are open to the public.

The proposal is in two parts. In the first, Holiday Isles Resort wants to rezone the property from commercial marina to a planned development. In the second portion, the commission would approve a development agreement between the city and the developer that would govern redevelopment of the property.

The land, also known as the Holton property, is curently used for boat storage with 38 boat slips, 23 of which are covered, marine-related commercial uses and vacant land.

The developer wants to build a hotel/condominium with no more than 325 rooms and 68 condominiums. The proposal also includes 25,000 square feet of commercial development that would include a 200-seat restaurant and a marina. There would be six buildings and a shared, four-level parking deck. Buildings could be up to 117 feet tall.
